Zen Wei-peu: Hong Kong anti-extradition bill protests do not bring out decreasing property price in long term

Derek Zen Wei-peu, a Vice Chairman & CEO of Wai Kee Holdings Ltd, said the price of the property would not be affected by Hong Kong anti-extradition bill protests within five to ten years in the future.

Zen has been interviewed by Sing Tao daily before and expected that although Hong Kong was facing U.S.-China trade war, the price of the property market will be stable and positive in this year and the raise of its would not be over 5%.

Hong Kong anti-extradition bill protests continue, Zen thought the price of the property would decrease a bit in this year, however, in long term, it would not be affected by the protests, so his forecast did not change.

Zen pointed out that the main problem which still occurred was high population density in Hong Kong. It means the demand for property is higher than the supply of land and property which leads to relieving the property price difficultly.

Another reason was young adults did not use their own money to buy property, Zen said. He pointed out over 90% of them was bought from their parents' savings. Their parents are very rich, their saving amount in bank is around HK$14 trillion. Therefore, the probability of young adults being negative assets is low. And this group of people is supporting the property market.

At the same time, many mainland people want to keep some assets in Hong Kong to cause the price being high. Zen explained that 20% of the new property was bought by them in the present.

Zen thought the advantages of purchasing property were the low-interest rate and trend of appreciation quickly. He said he and many same-aged friends agreed that they worked hard to earn money in their whole lives, but this amount was less than earning from selling properties. Nevertheless, he suggested teens needed to consider their ability before they decided to buy assets.
